Virtual Results: Do you need a website?

  • Ed Daniels - Boston MA Realtor · 1 year ago
My uncomfortable shifting in my chair while reading the post is due to my constant question of spending my marketing money on any part of my business, including the website. The customers certainly demand it, so that is a biggie, but I don't do everything my clients demand if I know it doesn't work, so this isn't it. The website is easier than doorknocking and cold calling, but I think you speak very true... the leads are the same caliber. Maybe my very best reason for a website/blog... it makes me do my homework on the market and the community. Great postings, I enjoy the read.

I think you are right, that some realtors have a website, just because everyone says you need them. There are only a few who are able to put their websites to work for them. These people will continue to see the benefits of this as people's search for homes becomes more and more internet based.

Ed, LOL!! Websites are a great tool. Just make sure you are doing everything necessary to make it a lead generation tool.... Most Internet contacts are NOT leads.. they are community. However, build a large community and you will certainly get leads...

    Matt, I agree...

Jim, you are quite perspicacious: that is an insightful and beneficial article. A while back, I attended the 4realzEd seminar to increase my real estate productivity, so my business could remain lucrative despite shifty market conditions. The power of the internet and the importance of an effective website are inextricably linked: increased visibility, page rank, systematic ROI tracking, and social networking are all streamlined with a well oiled and properly maintained website. I’d fallen behind on the 90 day follow up, but I am eager to kick butt again; so, it’s back to doing my homework and mastering the tools you’ve provided.

    Thanks.

In the Real Estate business it is really important that your website gets updated all the time. If you can't manage that or even worse, if you are not going to do anything at all with that website besides leaving it on the Internet, then you really do not need it. There is nothing worse than a real estate website that hasn't been updated in the last year.
What you do need though is web presence, with which I mean that you submit your business information and offline contact information to local directories. People more and more use the internet to locate a business and then just call them by phone. This is not specific for real estate companies, but for ANY business. Also, getting yourself into online local business directories is a lot less work than building and maintaining a website. You submit your information once, pay for inclusion if necessary and then do not worry about it for the next year.

Most realtors need websites to display there houses that are currently for sale, rent or lease. This needs to be updated everyday! Most people think like you do, they don`t want to have to drive around to look at hundreds of houses if they don`t have too. They look for websites with this info just clicks away. If you are a realtor and do not have a website for displaying your property for sale online, You are behind the times and probably losing out on potential sales.
As to your website just sitting thier on the internet, it`s called advertisements! that get it going. I can`t think of one realtor who does not advertise his Real Estate business in&on, news papers, tv, radio. (And if they don`t advertise, They must be waiting for people to look for them by osmosis) So since you are advertising your Business, include your website address along with it and start ultilizing a multi billion dollar market.
